Though many people believe that the summer market is superior, the winter market has an abundant amount of benefits as well. With that being said, here are a few reasons why sellers should list during the colder months:

 Most people believe that the summer market is prime time to sell. While that may be true to an extent, it is important to consider the downfalls that follow. During the summer, inventory tends to be excessively saturated, followed by dreadful bidding wars and frustrated clients. On the other hand, inventory tends to be lower during the colder months which is the money-making concept for sellers. If there are minimal homes for sale, then interested buyers will make sure to do everything in their power to close the deal on an available property. You may even be able to sell your home faster too! A lack of inventory means that there is less competition between sellers. Serious buyers won’t have a million listings to choose from, so if they like what they see, then it’s safe to say that the rest of the process will be quick and smooth-sailing.

During the warmer months, a majority of people are most likely “window-shopping” or browsing just to see what’s out there. More open houses take place, so it’s easy for people to casually stroll in and out. However, the serious buyers and sellers stay active even when it’s cold. Why? Because time tends to be of the essence. Often, individuals are looking to move because they need to, not because they necessarily want to. This can put the seller at an advantage if they are flexible with timing and how soon they are able to close. 

Curb Appeal

Curb appeal is key when it comes to selling your home; it’s the same concept as when your boyfriend or girlfriend meets your parents early in the relationship. The first impression means everything. All things considered, winter months such as October, November, December and even February call for families and friends getting together. The holiday season is certainly enticing. Houses, cars and even trees are covered with lights and decorations that definitely act as eye-candy. People intentionally drive through neighborhoods searching for the houses that are the most mesmerizing. These accessories help to emphasize the properties’ curb appeal. Additionally, if you list your home during the “off season”, the amount of maintenance needed to be done is drastically less than what you’d have to do during the spring or summer. Even though you’ll have to ensure that your driveway is not covered in snow or ice, it’ll be undoubtedly easier to keep up with.
